Land Development Opportunities
St. John’s International Airport is located in Newfoundland and Labrador’s capital city, St. John’s, and is the transportation gateway to the province. Less than 10 km from the downtown core and adjacent to the highway, the Airport is a connecting point for both air travelers and those traveling by road or sea.
The Airport Authority manages over 1,550 acres of land on which the Airport Terminal Building and the airfield are situated. Included in this total land mass is 300 acres of land that is available for development. This land is easily accessible, located with both airside and groundside access, and is zoned commercial/light industrial.

St. John’s International Airport Authority (SJIAA) is required by the terms of its Ground Lease with Transport Canada to agree with each municipality it serves that the development of the Airport be in harmony with the overall planning of the municipalities. In that respect, SJIAA hereby states the following:
- All construction, development, and the use of land, buildings and structures at St. John’s International Airport will be consistent with all the approved land use plans in the region served.
- All construction at the Airport will be conducted in accordance with the provisions of the National Building Code, the National Fire Code, the Aeronautics Act, and other Federal Legislation governing the construction and development at airports.
